Is This Mold? How to Tell, Surface by Surface
Rake a light across the mark at a shallow angle. If it stands off the surface with a fuzzy, speckled, or slimy texture and spreads in irregular blotches, it is behaving like growth. If it lies flat and follows a straight line, an edge, a drip path, or an airflow pattern, it is behaving like dirt, soot, a water stain, or mineral salt. Then check three things that matter more than looks: whether the room smells musty, whether that surface has a water history, and whether the mark returns after you clean it. A mark that comes back has something feeding it. None of this names an organism, and no visual check can. For anything larger than roughly 10 square feet, anything tied to a leak or a flood, or anything a dispute depends on, a laboratory sample or a licensed inspector is the step that actually settles it.
Five checks, in order
Most people start with color, which is the least useful signal on the list. Run these in order instead. Each one narrows the field, and the last two carry more weight than anything you can see.
Rake a light across it
Hold a phone torch or a lamp almost flat against the wall so the beam skims the surface rather than hitting it head on. Flat marks vanish into the wall under raking light. Anything with height throws a small shadow and suddenly reads as three-dimensional.
This one check separates most of the field in about five seconds, and almost nobody does it. Dirt, soot, water stains, and mineral deposits are films sitting on a plane. Growth has body.
Read the edges and the spread
Look at how the mark ends. A dried leak leaves a hard tide line, a crisp brown or yellow border where the water stopped and evaporated. Dirt collects along skirting boards, around switch plates, above radiators, and in a fan-shaped plume beneath a vent, because it follows air and hands.
Growth ignores all of that. It spreads in irregular blotches with soft, ragged, uneven borders, and satellite specks often appear a short distance from the main patch. Straight lines and neat geometry point away from growth. Blotchy and ragged points toward it.
Use your nose, in a closed room
Shut the door, leave the room for ten minutes, then walk back in and breathe before you look at anything. A persistent musty, earthy, damp-cardboard smell is a moisture signal, and it is one of the few signals that works when there is nothing visible at all.
Do not over-read it. A smell tells you a room has a moisture problem somewhere. It does not tell you where, and it does not confirm what any particular mark on the wall is.
Ask what happened to that surface
Growth needs water, and water usually has a story. Has there been a roof or plumbing leak, an overflowing tub, a washing machine hose, a flood, a window left open in a storm? Is that wall the cold side of the house, where warm indoor air condenses in winter? Is the room a bathroom, a basement, a crawl space, or a closet against an exterior wall?
A mark on a surface with a water history is a very different proposition from the same mark on a dry interior wall that has never had an incident. This is context you have and a photograph does not.
Clean a small patch and wait a week
Wipe a small test area with a damp cloth and mark its boundary lightly with a pencil. Then leave it alone. Dirt lifts and stays gone. A mark that will not lift at all, or that reappears inside the pencil line within days, is the strongest signal available without a laboratory, because something is still feeding that surface.
When a mark returns, the surface is not the problem. Water is. Cleaning it a second time produces the same outcome as the first.
Before you touch anything: do not disturb a large patch, do not dry-brush or sand it, and do not run a fan at it. Do not climb, do not enter an attic or crawlspace, and do not open HVAC or electrical equipment to chase a mark. If an area is bigger than about 10 square feet, leave it alone and get a professional look at it.

Before assuming the worst, rule out the five marks that get mistaken for growth most often. Every one of them lies flat, which is why the raking-light check does so much work. The last column is the specific thing that rules each one in or out.

One caution worth repeating. A water stain and growth are not mutually exclusive. Finding a hard tide line on a ceiling tells you water arrived there, which is the exact condition growth needs. The same mark, surface by surface
Material changes the answer. An identical looking speckle means one thing on glazed tile and something quite different on drywall paper, because one is a surface a mark sits on and the other is food that holds water.
Drywall and painted plaster
Drywall paper is porous and holds moisture, so a mark here deserves more weight than the same mark on tile. Watch for a soft blotch with no hard border, paper that has lost its crispness or feels spongy when you press it gently, and any bubbling or peeling paint. Tile, grout, and caulk
Glazed tile is non-porous, so anything on it sits on the surface and wipes off. Grout and silicone caulk are the opposite, and they are the most common place in a house for a persistent dark speckle that survives cleaning. Black speckling along a shower caulk line that keeps returning is behaving like growth in the caulk itself rather than on it, which is why replacing the bead often outlasts scrubbing it. Wood, framing, and furniture
Wood complicates things because it produces its own look-alikes. Tannin bleed leaves brown patches, and blue-gray sapstain is a discoloration deep in the timber that no cleaning will lift. Genuine surface growth on wood usually shows as raised white or gray filaments with a slightly furry look, or dark speckling that follows the grain in an uneven way. Concrete, block, and basement walls
This is efflorescence territory, and it is the single most misdiagnosed surface in a house. White crystalline bloom on a basement wall is usually salt carried out of the masonry by evaporating water. The wet-finger test in the table above sorts it. That said, the salt is itself proof that water is moving through the wall, so a clean efflorescence result still tells you something worth acting on. Ceilings and window sills
Ceilings mostly show water history. The hard-edged tan ring is a stain from a past event, while a soft dark bloom that grows over weeks is behaving differently. Window sills and reveals are condensation zones, where warm indoor air hits cold glass and runs down onto a painted timber or plastic ledge, so a dark speckling that reappears every winter is a condensation pattern. Fabric, carpet, and stored belongings
Soft materials hide the raking-light test because they have texture already. Smell does more work here than sight. A musty box in a basement, a carpet that stayed damp after a spill, or clothes stored in an unheated space are all cases where the nose beats the eye. What color does and does not tell you
Color is the first thing everyone reaches for and the weakest thing on the list. Here is the honest version.
Color cannot name an organism. Many unrelated molds appear black. Many appear green. The same organism can look different depending on what it is growing on, how old it is, and how wet it currently is. The thing most people mean when they say black mold can only be named from a sample examined under a microscope in a laboratory, which is why any page or app that promises a species from a photograph is overselling.
Color does narrow the look-alike list. That is its real use. White on masonry pushes efflorescence to the top. Even black film near a vent pushes soot up. A pink or orange film in a shower is frequently a bacterial slime rather than mold at all. Use color to pick which rule-out test to run first, then run it.

The swab check, and its limits
The household bleach swab shows up on nearly every page about this, usually with no caveats and no dilution. Here it is properly, including what it does not prove.
Safety first. Never mix bleach with ammonia, vinegar, or any other cleaner. Open a window and keep the room ventilated. Skip this entirely on a large patch, on anything soft, crumbling, or actively wet, and on any surface where the finish matters, because dilute bleach still lifts color from paint and fabric.
- Dilute. Roughly one part household bleach to sixteen parts water. Undiluted bleach lightens almost anything and tells you nothing.
- Dab. Touch a cotton swab to a small, inconspicuous corner of the mark. Do not scrub, and do not treat the whole patch.
- Wait. Give it a couple of minutes.
- Read it. If the spot lightens noticeably, the mark contains pigment that bleach acts on, which is consistent with growth. If it stays exactly as dark as before, it is behaving more like dirt, soot, or a set stain.
Now the part usually left out. A lightening result is consistent with growth, not proof of it, because plenty of stains also bleach. A no-change result does not clear the surface either, because a mark can resist bleaching while growth sits in the material behind it. Treat this as one more sorting signal alongside texture, spread, smell, and moisture history, and give it less weight than whether the mark comes back.
What a photo cannot answer
Photographs are good at some of this and useless at the rest. Knowing the line keeps you from over-trusting an image, including one run through any app.
- Anything behind the surface. No camera sees into a wall cavity, an HVAC duct, a subfloor, or under flooring. The visible mark is the part that made it to the surface.
- The species. Naming an organism requires a sample examined in a laboratory. An image cannot do it, and neither can a person standing in front of the wall.
- How deep it goes. A surface film and something that has grown into the paper layer of drywall can look identical head on.
- How old it is, or who caused it. Age and responsibility are not readable from an image, which matters when a rental or insurance question is involved.
- Anything about your health. A photograph shows a surface. Health questions belong with a qualified physician, and this page makes no medical claims.
What a photograph is genuinely good for is triage. It records the mark with a timestamp so you can compare the same spot in three weeks and see whether it moved, and it lets you review dark corners, the back of a cupboard, and the top of a window reveal without contorting yourself. How to photograph it properly
Whether you are comparing it yourself over time, sending it to an inspector, or running it through an app, a bad photo throws away the two signals that matter most. Texture and spread pattern both die in flat lighting.
- Light it from the side. Hold a torch at a shallow angle from the left or the right rather than firing the flash straight at the wall. A direct flash flattens everything and destroys the one signal you most need.
- Take two frames. One close enough to fill the frame with the mark, one wide enough to show the whole wall and what is around it. Scale and context both matter.
- Shoot square to the surface. A steep angle distorts the spread pattern and hides the edges.
- Put something in frame for scale. A coin or a ruler beats a description, and it makes a later comparison meaningful.
- No filters, no night mode, no heavy edits. Processing shifts color and smooths texture, which is exactly the information you are trying to keep.
- Date it and shoot the same spot again in three weeks. Movement over time is worth more than any single frame.
When to stop guessing
Self-checking has a ceiling, and it is worth knowing where it sits. Bring in a licensed inspector or send a sample to a laboratory when any of these are true.
- The area is larger than roughly 10 square feet, which is the point where federal guidance stops treating it as a small job.
- There is a persistent musty smell and nothing visible to explain it.
- The mark keeps returning after cleaning, which means the water source is still live.
- There has been flooding, a sustained leak, or standing water on porous material.
- A rental dispute, an insurance claim, or a property sale depends on the answer.
- It sits on or near HVAC equipment, ductwork, or anything you would have to open up to inspect.

The harder problem is that the spot you noticed is rarely the only one, and the surfaces people miss are consistent: the back of a wardrobe against an exterior wall, the underside of a window reveal, the corner behind a sofa, the ceiling of a built-in cupboard, the seal around a bath panel.
