Why this exists

When you find a suspicious spot in your home, the options have not changed in decades: pay hundreds of dollars for an inspection, buy a test kit and wait weeks, or squint at a dark spot and guess.

None of those options work when you are staring at a patch on the bathroom ceiling at 11 PM wondering if your kid's cough is connected. So we built Mold Scanner AI: point your phone at the spot, get an honest read built on a conservative visual-screening boundary, and know what to do next.

What we make

• The Mold Scanner AI app. A camera-first visual screener with 266 guided photo prompts across 19 rooms. Quick uses 38 prompts and Standard uses 129. Processing time varies, and the app does not replace a licensed inspection. Currently in early access; the waitlist is here.
• 13 free web tools. No email gate, no charge: a mold risk by zip lookup, a dehumidifier size calculator, a landlord complaint letter generator, and ten more.
• The guide library. Plain-English guides on every common mold situation, from black mold to tenant rights to removal that actually works.

How our content is reviewed

Every guide is built from federal agency guidance (EPA, CDC, WHO) and the published protocols of working mold professionals, then checked against our methodology before it ships. Cleaning recommendations follow an expert-consensus process rather than a single source, and every page lists its sources at the bottom.

Two hard rules we hold ourselves to. First, we never give medical advice: we describe what agencies like the CDC document, and we tell you to see a licensed physician for anything health-related. Second, we tell you when something is not a DIY job: anything over the EPA's 10-square-foot threshold belongs with a qualified mold remediation professional (one who follows the IICRC S520 standard; ACAC or RIA credentials and state licenses count too).

What we don't do

• No scare tactics. Most mold situations are fixable, and the honest answer is usually calmer than the internet suggests.
• No diagnosis. The app screens; it does not replace a professional inspection or a doctor. Our disclaimer spells this out.
