The Michigan humidity profile
Michigan's six NOAA humidity stations run from 70 percent at Detroit to 74 percent at Sault Ste. Marie, with morning means of 80 to 84 percent. NOAA's own Michigan climate summary explains why: the Great Lakes keep the state more moist than other north-central states. That is not a figure of speech, it is the measurable difference between Michigan and the plains states at the same latitude.
The monthly shape is the cold-climate signature. Relative humidity peaks in December at 77 percent and January at 77 percent, not in August, because cold air reads high on a relative scale while carrying very little water. The calculated annual mean dew point runs 35 to 41 F. Indoors that inverts the problem for half the year: in a sealed, heated Michigan house the moisture that matters comes from showers, cooking and laundry, and it condenses on cold glass and inside cold wall cavities. The morning mean tells the other half of the story, climbing to 88 percent in September, which is when basements are coldest relative to the outdoor air.
The bulk-water record has moved in the wrong direction. NOAA records statewide annual precipitation ranging from 22.7 inches in 1930 to 41.8 inches in 2019 against a long-term average of 31.7 inches, with the wettest five-year stretch on record being 2016 to 2020. The multiyear averages of 2-inch extreme precipitation days for 2010 to 2014 and 2015 to 2020 are the highest on record, and NOAA projects further winter and spring increases that raise springtime flood risk. Lake levels compound it: Lake Michigan-Huron rose rapidly after 2013 and reached its highest level since 1886 in 2020, which put shoreline basements and septic fields into a water table they were never designed for. NOAA also counts 60 billion-dollar disasters affecting Michigan from 1980 to 2024, including 41 severe storm events and 5 flooding events.

Methodology. Ranked by annual mean relative humidity, the one input that traces to a station record rather than an opinion. Relative humidity is the mean of NOAA's published morning and afternoon values. Mean dew point is calculated from the NOAA 1991 to 2020 normal mean temperature and that mean relative humidity. The humidity band names what the column measures and nothing more. Humidity is not the whole story: a burst supply line in the driest metro on this table soaks the same drywall as a humid August, and EPA guidance treats wet porous material as at risk of mold growth after 24 to 48 hours either way.

Detroit reads lowest and is not driest. Its 70 percent annual mean is four points under Sault Ste. Marie, but its calculated mean dew point of 41 F is tied for the highest in the state. Urban heat island raises overnight temperatures, which lowers relative humidity while the absolute moisture stays put. For a Detroit homeowner deciding whether a basement wall will sweat, the dew point column is the one that matters, and it says the metro's air carries more water than the Upper Peninsula's, not less.
Muskegon is the row that explains lakeshore mold. It posts an 81 percent morning mean against a 64 percent afternoon mean, a 17-point swing, the narrowest in the state. A narrow swing means surfaces never get a strong drying period during the day, so a cottage or a lakeshore basement that picks up moisture overnight still has it at 4 PM. Combined with Lake Michigan-Huron's record 2020 level, that is why shoreline properties have had a harder decade than inland ones. Common mold species in Michigan homes
EPA and CDC name the same core genera for cold humid climates. In Michigan housing they concentrate in basements and crawl spaces during the late summer, and at cold winter surfaces the rest of the year.
Cladosporium
Cladosporium spp.The most commonly found indoor mold nationwide and the standard Michigan basement and window-sill find. Olive-green to black. In a lakeshore property that stays closed for weeks it colonizes joists and the cold face of block foundation walls. EPA lists it among the common allergenic indoor molds.
Penicillium
Penicillium spp.Blue-green and powdery, on cardboard, paper, carpet padding and stored fabric. September, at an 88 percent morning mean, is its window in a Michigan basement. EPA lists Penicillium among the most frequently recovered genera in indoor air samples.
Aspergillus
Aspergillus spp.Black, green or brown depending on species. It wants steady moisture and organic dust: bathroom grout in a house with a weak exhaust fan, the back of a closet on an exterior wall, a humidifier reservoir. EPA and CDC flag Aspergillus species as allergens and, in rare cases, as a cause of aspergillosis in people who are immunocompromised.
Stachybotrys chartarum
Stachybotrys chartarumThe species commonly called toxic black mold. It needs sustained wet cellulose, which in Michigan means drywall that stood in basement water or a ceiling that took weeks of ice dam meltwater. Visible black slimy growth on water-stained drywall is the signature. Do not disturb it.
Alternaria
Alternaria alternataDark green to black, on window tracks, shower stalls and condensation-prone surfaces. It is a common allergen panel entry and is often correlated with asthma flare-ups in sensitive individuals per EPA remediation guidance.
Aureobasidium
Aureobasidium pullulansPink to black, on caulk, grout and painted window frames. It is the growth most often mistaken for dirt on a bathroom window, because it starts as a pink film on the caulk bead and only darkens later.

What mold remediation costs in Michigan
No Michigan agency publishes a mold remediation price schedule, and MDHHS runs mold as an information program with five downloadable fact sheets and a public information line rather than as a regulatory program. There is no state benchmark to compare a quote against.

The Michigan cost driver most people miss is the insurance framing, and the state's own regulator flags it. The Department of Insurance and Financial Services advises describing a loss as water damage rather than flooding when you file, because flood has a narrow meaning to insurers while storm rainwater intrusion, sewer backup or sump pump failure may be covered. That is a state agency telling you the word you choose on the claim form changes the outcome. In a state where basement water is the dominant mechanism, it is the single highest-value sentence on this page.
The second driver is the same one across the Great Lakes: whether the basement was finished. An unfinished basement that takes water is a pump, a dehumidifier and time. A finished basement is demolition and rebuild, and the mold work is the small line on that invoice.

Michigan does not license, certify or register mold assessors or mold remediators, and MDHHS says so in plain terms on its own mold page: the State of Michigan does not provide certification for mold remediators or mold testing companies, MDHHS cannot test your home, and it does not recommend testing. Its homeowner fact sheet goes further and states that there are no laws about mold in Michigan homes, pointing instead to building codes, public health codes and general housing law.
A company doing mold work in Michigan is therefore regulated only as whatever else it is. If the job involves construction, the firm needs a Residential Builder license from the LARA Bureau of Construction Codes, and that license is public and checkable. If it does not involve construction, the only backstop is the Attorney General's consumer protection authority, which is where MDHHS routes complaints about negligent mold work rather than to any mold board.
Practically, that means a Michigan homeowner has no mold credential to verify and has to build the check from private sources. Ask for IICRC certification and ask specifically whether the work will follow ANSI/IICRC S520, the industry consensus standard for professional mold remediation. Ask whether the same firm is doing the assessment and the remediation, since nothing in Michigan separates those roles. Ask for daily moisture readings by material, which is what distinguishes a restoration firm from a demolition crew.
Then check the Residential Builder license anyway, because most real remediation jobs include construction, and the Attorney General's own building and remodeling guidance is built around verifying that a contractor is licensed and insured. A firm that will remove drywall and rebuild the wall, and that holds no builder license, is doing licensed work without the license.
Michigan mold laws and tenant rights
Michigan has no mold statute. A mold complaint runs through Michigan Compiled Laws 554.139, which the Michigan Judicial Institute calls the covenants of fitness and reasonable repair. It writes two promises into every residential lease automatically: that the premises and all common areas are fit for the use intended, and that the landlord will keep the premises in reasonable repair and comply with state and local health and safety laws.
One feature makes Michigan unusual and it is worth knowing: Michigan courts have held that no notice is required for liability under MCL 554.139, which distinguishes it from the notice-and-cure statutes in most other states.
Because mold is a habitability condition rather than a named hazard, a tenant argues it as a breach of one or both covenants, usually alongside the plumbing failure, roof leak or basement seepage that produced the moisture.
One feature makes Michigan unusual and it is worth knowing: Michigan courts have held that no notice is required for liability under MCL 554.139, which distinguishes it from the notice-and-cure statutes in most other states. That does not make notice pointless. A tenant who documents the complaint in writing before withholding rent or suing is in a far better position than one who does not, and withholding rent without advice is a fast route to an eviction filing. But it does mean a landlord cannot defeat the claim simply by saying nobody told them.
Two limits. The covenants can be modified by agreement only where the lease has a current term of at least one year, so check the lease if it is a one-year or longer term. And they do not apply where the tenant's own willful or irresponsible conduct caused the condition, which is the standard argument in a bathroom-mold dispute. A. Run indoor humidity down through the heating season
Michigan's relative humidity peaks in December and January, and in a 35 to 41 F dew point climate the moisture that matters indoors is the moisture you make. Target roughly 30 to 35 percent indoor relative humidity in the cold months, not 50, because anything higher condenses on cold glass and inside cold wall cavities. Run bath and kitchen exhaust fans on a timer, confirm the dryer vents outdoors and that the flap opens, and turn a furnace humidifier down in January. B. Own the basement from July through October
The morning mean reaches 88 percent in September while the basement floor is still holding spring's cold, which is the widest gap of the year between air moisture and surface temperature. Opening a basement window on a humid September morning makes the walls wetter, not drier. Run a dehumidifier with a condensate pump and hold the space below 50 percent. Outside, direct downspouts at least six feet from the foundation, grade soil to slope away, and test the sump and its battery backup before spring.
C. If you are near the shoreline, treat it as a water table problem
Lake Michigan-Huron rose rapidly after 2013 and hit its highest level since 1886 in 2020. Shoreline basements and crawl spaces that had been dry for decades started taking water in that window, and that is drainage, not remediation. Look at the grade around the house, the discharge point of the sump, the condition of any drain tile, and whether the septic field is in a higher water table than it was designed for. August through October is the basement window. The morning mean runs 85 to 88 percent while below-grade surfaces are still cool. This is when Penicillium takes hold on stored cardboard and carpet padding, and when a closed-up cottage becomes a problem. Run the dehumidifier through this stretch even when the upstairs feels comfortable.
December through February is the indoor-moisture window. The daily mean sits at 74 to 78 percent while the air outside carries very little water. In a sealed, heated house every cold surface becomes a condensation target, and window sills and exterior-wall closet corners go first. The fix is ventilation and a lower indoor target, not a dehumidifier.
April is the meltwater and ice dam reckoning. Snowmelt over ground that is still frozen puts water against foundations, and the staining at the top of an exterior wall that appears in spring is usually an ice dam from February.
